最近目前合作的商務中心要到期了



因為租約有附帶一些合作條件 談不太攏



所以想說換一間新的好了



也順便換地點



對我來說捷運藍線比較方便一點



不需要換車



所以就選擇忠孝東路四段的地點







然後又剛好目前合作的商務中心



樓上(頂樓)開了一間聽說超豪華的商務中心



想說就上去看一下



我是由一位陳姓業務員接待的



一開始讓我等了約20分鐘



實在是有點不爽



因為我不是臨時約的



我前一天有告知我要去的時間



結果還是要等 (那我幹嘛約)



後來人終於來了



逛了一下規格



其實沒啥選擇



因為我只要兩人的



兩人的辦公室沒有靠窗的 (就算有應該也是超貴)



不過因為是全新裝潢



規劃的也不錯



還有盥洗設備



可以去旁邊國父紀念館跑步 再回來洗澡



這點倒是不錯 連健身房的錢都省了



而且因為剛開幕



還有滿多房間可以選的



我很怕吵



所以挑了一間很深的



不會有什麼人經過的兩人辦公室



最後就是談價錢



業務報價是 24000



我說 22000 可以嘛?



業務說不行, 23000 可以



我說好吧 可以接受



雖然朋友都跟我說直接殺兩萬



但是我覺得我還負擔得起



而且硬體算好



比起其他商務中心



硬體又舊又爛還要收兩萬多



我覺得相對是划算的



我沒有當下簽約



因為我覺得不急



我可以再考慮一下



也許可以跟原本的商務中心續約也ok







後來回家 很晚的時候收到一封信

說今天的報價 23000 是未稅

起碼我會對我的網站製作客人當下說 費用未稅





結果好死不死



我去看他們網頁



上面有個活動 買10送2



也就是說 如果月底前簽約



一年的約 只要10個月的錢 送兩個月這樣



靠 業務怎麼沒跟我講?





後來隔天



就去找業務再確認一次價錢



先問說 還能不能折扣 殺到兩萬這樣



因為我覺得 23000 根本沒折扣



含稅還比 24000 多是怎樣



陳姓業務表示 就是這個價 沒得降了



我說 那買10送2呢



他說沒有



"有的話就不會這樣報價"



意思就是會報更高就對了



即使是我已經把簽約金領好了



表明如果金額可以再降一點 就馬上簽約



但是業務的態度還是非常屌



"沒關係你們可以去多看看 多比較"



我當下非常火



你不降價就算了



還騙客人



沒有揭示所有的訊息



當然我知道



業務談價錢 手上要有一些談判籌碼



客戶要 再慢慢放



但是這名陳姓業務很明顯的 手段很爛



(可以讓我發火真的很不容易)





又隔天



我越想越不對



媽的這麼大間商務中心 (據說花了八千萬裝潢)



怎麼會只有這個業務



我就打去這間商務中心



跟接電話的小姐說



"我要報價 但是不要陳姓業務員服務"



小姐說好 我轉張姓業務員給你



張姓業務員接了



我說



"我就開門見山說了"



"貴商務中心我參觀過了 我很想租"



"22000 含稅 行不行"



"ok 我就馬上簽"



業務說ok



我說那有沒有買10送2



他說比較難



因為已經有折扣了



老實說不滿意 但是可以接受



我說好 我明天去簽



所以隔天我就去簽了



當然張小姐不知道我跟陳小姐發生什麼事情



他有問了一下發生什麼事情



他也表明他不是要搶客之類的



我說



你們要怎麼分 那是你家的事情啦



我今天要租你們的商務中心



但是就是不想跟陳小姐簽約



你知道陳小姐那樣對客人隱瞞交易訊息 叫做詐欺嘛



你知道你們好好一個商務中心 花這麼多錢裝潢的這麼好



結果被一個業務搞砸嘛?



當然我還是很開心的簽了約了



因為畢竟不干張小姐的事情





後來陳姓業務打電話給我



我就直接掛他電話了



他電話前三句話 一句道歉都沒有



後來寫信來



還跟我說什麼他很努力在幫我爭取價錢



我實在很想跟他說



拜託 我打電話過去開 22000



你們業務馬上就答應了



這表示 22000 還在你們業務可以自行決定的範圍內



你開 23000 還敢說幫我爭取喔?



甚至還跟我說我可以簽 22000 是因為他跟主管說我是他朋友 才有這個價錢



天啊我跟你很熟嘛?







對陳姓業務來說



他也許覺得沒這麼嚴重



但是我的意思是



他刻意欺騙客戶



隱瞞對客戶有利的資訊



他既然還洋洋得意說他幫我爭取的





他們現在還推一個方案



叫做送你一萬元 影印費 跟 會議室租借費



簡單說就是 給你一萬元的 quota



然後你可以拿去抵影印費 跟會議室



當然我開的價 22000



業務說就沒有送這塊了



但是仔細的去算



把這一萬攤下來 還有買10送2



阿不就是 24000 - (10000 + 兩個月) /12



大約就是 22000 阿







雖然我有一篇文章是說不要讓客人去拆解你的成本組合



但是我也不是說



我拆解你的組合後



我就開一個讓你都沒賺的費用



所以我也沒跟張姓業務開 20000



因為你擺明就是為難人家





應該很多人買過車



我也有買車的經驗



之前我買車的時候



我就覺得服務我的業務很厲害



他折扣是一點一點給你的



公司公告的都會給你



但是他不會 "啪" 的一下子讓你都知道



他會慢慢說給你聽



讓你覺得 "歐 好棒喔 還有呢?"



你覺得這樣很蠢 對



客戶就是都這麼蠢 (我也承認我很蠢)



但是這就是一種奇蒙子



而且他看你是不錯的咖



他就會跟你說



"你現在下訂的話 我再送你汽車導航 跟 行車記錄器"



其實對他們來說



這些東西根本就是公司配送的



但是不會明著寫在規格上



因為這就是業務的工具





其實說白了



那些促銷活動



只是金額搬來搬去而已啦



總金額加一加還是一樣



你可以這個不要送 那個不要送



好 那就是底價了



你要這個也送 那個也送



然後還要折扣



那業務賺什麼?



也許其他人喜歡這樣拐彎抹腳的行銷手法



但是我就是喜歡你把東西都講白



我挑我要的



我也不會刻意去砍你價



我就會成交



如果業務看不出客人的模式



那說真的你可以轉行了



(我希望我進駐的時候 陳姓業務還在 而不是做不下去轉行了)





玩促銷手法



到後來玩過火了



業務員臭掉就算了



還傷了公司的聲譽
